Smart Condominiums in Pfarrkirchen
The metron Vilshofen GmbH has accomplished a wide range of economic, flexible, and sustainable projects. While building smart condominiums in Pfarrkirchen (Bavaria, Germany), metron Vilshofen worked with increased flexibility thanks to their collaboration with Loxone. This includes smart lighting, shading, heating and cooling, all controlled by the Loxone system. An innovative project like this leads to great success especially with reliable and professional partners, which metron and Loxone found in EAB-tech in this case.
What was realized during the project?
General
Presence Sensors
All lighting in the smart condominium in Pfarrkirchen was automated with Loxone. On top of that, smart shading, heating and cooling was installed in the building as well as a ventilation system to avoid any chances of mold. The Modbus TCP receives all relevant data regarding this ventilation system which is then passed on to the modules to control the reheaters. Depending on the outside temperature, the set point for the supply air temperature is calculated for the ventilation system and requested via Modbus.
Since smart energy management was very important to those responsible within the project, Loxone provided smart control over the PV and e-mobility systems.
Loxone’s presence sensors come with a multitude of features. Each apartment is equipped with a “Leave room” mode that is controlled centrally. This mode triggers the heating to be turned off, as well as the lighting, making this smart feature a true sustainability and cost-reduction powerhouse. On top of that, all Loxone lighting is tied to any presence in the apartment or room thanks to Loxone’s pulse switches.

Lighting and Shading
Weather Station
The lighting in all of the condos’ living rooms have pre-set lighting moods such as a “welcome ambiance” or “relaxation ambiance” setting. Additionally, all lighting in the bathrooms, for example the mirror lights, is automated, and the same goes for the lighting on each balcony.
A highlight of this project is the integrated shading system: Loxone’s storm protection ensures that the shading system automatically switches to the default position at critical wind speeds, which prevents any damage. In the event of frost, the shading system will be locked to avoid costly damages.The Miniserver collects weather data and sends it to module servers, with commands being passed on to the shading elements by the integrated storm protection system.
Safety
In all smart condominiums of this project, a fire alarm control panel was installed in addition to a water alarm control panel. Those responsible will be informed automatically if a possible water break has occurred, thanks to the Loxone alarm chain. Necessary data exchange is by the module servers, which are connected to the central server via network intercommunication. The Miniserver collects error messages and information from the water detector and forwards this to the buildings’ management.
Cooling
Depending on the outside temperature and the mode of the ventilation system, the air conditioning is controlled by the Miniserver. There are a total of 3 air conditioners on the roof of the condo complex, which are switched on subsequently depending on the outside temperature. This means that only the required number of air conditioners are in use; all three devices run only in the rarest of cases. The output of the feeder pump in the ventilation system is also adjusted according to the current mode (controlled via Modbus TCP).
Energy Managment
The condo’s PV is also connected to the Miniserver via Modbus TCP, and can be displayed visually through the energy monitor (e.g. the charging status of the storage system and the current PV power, the charging power of the battery). If the battery storage is full, an electric heating rod is switched on to turn excess energy coming in from the roof into heated water. Efficient and comprehensive energy management like this can make a significant contribution to environmental and climate protection.
What the client and partners say about the project
Sustainability is the main topic that propels the realization of this and other projects. To optimize the energy consumption of the modules as well, we use the intelligent building automation by Loxone. In our smart condos, Loxone optimizes the energy consumption and air conditioning of the individual residential units, Moreover, it creates new possibilities for monitoring and sustainable central control of entire residential complexes.
The pellet boiler was also integrated into the project as an exciting “cherry-on-top”. There is another Miniserver in the technical cellar to communicate with the Froling pellet boiler. This Miniserver collects the status of the boiler and sends it to others in the technology modules.
