Challenge

Today, a modern family home is no longer just about a high-quality interior and technical equipment. As the number of technologies grows, so does the question of how to connect them all so that controlling them doesn't become an extra burden for the owners.
In this single-storey house in Žatec, heating, ventilation, lighting, outdoor blinds, security, and the upkeep of an extensive garden all had to be brought together. The house also includes a pool and a garage, so there were several technologies that needed to be controlled and monitored.
The goal, therefore, wasn't just to install individual systems, but to create a home able to automatically respond to the presence of people, current conditions, and emerging issues. The result was meant to be greater comfort, lower energy consumption, and above all, more peace of mind for the owners.

Solution

The entire solution is built on the Loxone system, which connects the house's individual technologies and enables their central and automatic control.
The foundation is a comfortable indoor environment. Underfloor heating and heat-recovery ventilation are controlled according to the current conditions and needs of each room. Presence sensors let the system detect whether someone is in a space and adjust heating and lighting accordingly. This means the owners never have to worry about a light being left on somewhere or an empty room being needlessly heated.
The outdoor blinds also work automatically. The system reacts to sunlight intensity and outdoor conditions, regulating the amount of light and heat that enters the interior. In summer it helps prevent the house from overheating, while in winter it makes use of natural heat gains instead.
The lighting adapts to the time of day, occupancy, and the specific activity taking place. Individual lighting scenes create the right atmosphere without the need for complicated manual adjustments.
The system also includes a video intercom, which increases security and lets the owners see who is at the entrance.
Automation isn't limited to the interior, either. The extensive garden is equipped with smart irrigation that takes current soil moisture into account and adjusts watering accordingly, avoiding unnecessary water use when the plants don't need it.
An important part of the solution is also protection against water damage. The system monitors water consumption and can detect an unusual state, such as a leak. Combined with a flood sensor and an automatic water shut-off valve, it can cut off the water supply in the event of a problem before more extensive damage occurs.
The whole system therefore functions as a single unit. The technologies communicate with one another, react to the current situation, and automatically carry out routine tasks. As a result, the owners don't need to worry about each technology separately – most of them simply work in the background.

The goal wasn't to create a house full of technology that the owner has to constantly operate. Instead, we wanted the technologies to work on their own – heating, ventilating, shading, lighting, watering, and keeping an eye out for potential problems at the same time. This gives the owner, above all, comfort, security, and peace of mind.
