Challenge
The Torris Med Smart Building project involved designing and integrating 20 systems across a 500 m² building spanning four floors, with three key objectives:
Centralised Control — Bringing all building systems under a single control point, eliminating the need to manage individual systems separately.
Full System Integration — Creating a complete Smart Building ecosystem in which lighting, climate control, ventilation, access, security, audio, irrigation, and energy systems could communicate and operate as part of one integrated infrastructure.
Energy Efficiency — Optimising energy consumption by coordinating lighting, HVAC, ventilation, heating, and energy generation and storage systems according to actual building conditions and usage.
The challenge was to integrate a complex range of systems into a unified infrastructure that would remain easy to control while improving operational efficiency and energy management.

Solution
IT Advice designed and implemented a custom Smart Building system connecting the building's technical, security, comfort, and energy systems into one integrated ecosystem.
Lighting Automation — 40 lighting groups, including 6 RGBW LED strip groups, were integrated into the system for centralised control and automated lighting scenarios.
Climate & Ventilation Control — 18 air-conditioning units, 2 heat-recovery ventilation systems, 4 electric underfloor heating zones in the bathrooms, and 3 electric underfloor heating zones for the exterior stairs were integrated into the automation system.
Access & Security — Access control for 10 doors, the main gate and pedestrian gate, 3 intercom units, and the alarm system were integrated into the central system.
Smart Audio — 11 speakers across 8 audio zones were integrated for centralised audio management.
Environmental Monitoring — 12 temperature and humidity sensors, 26 motion and presence sensors, 6 water-leak sensors, 22 door and window sensors, and 1 weather station provide real-time information for monitoring and automation.
Motorised Windows — 2 motorised window units were integrated into the Smart Building system.
Water & Irrigation Management — 3 irrigation zones, boiler control, and the hot-water circulation pump were integrated into the system.
Energy Management — The photovoltaic system and battery storage were incorporated into the overall ecosystem to support more efficient management of generated and stored energy.
Centralised Management — All integrated systems were brought together under a single control environment, providing one point of management for the building's main functions.
Results
Through this project, Torris Med's building became a fully connected Smart Building environment, where multiple systems work together through a single integrated infrastructure to improve control, efficiency, comfort, and energy management:
Complete system integration, enabling multiple building systems to communicate and operate together rather than as isolated solutions.
Improved energy efficiency, through coordinated management of lighting, air conditioning, ventilation, underfloor heating, photovoltaic generation, and energy storage.
One point of control, allowing the building's main systems to be managed through a unified interface.
Automated operation, using real-time data from environmental and occupancy sensors to support predefined scenarios and responses.
Improved comfort and safety through integrated climate control, access, security, environmental monitoring, and building automation.

“Our focus was not simply on automating individual devices, but on creating a complete ecosystem that could be centrally controlled and managed with energy efficiency in mind. By connecting the building's technical, security, comfort, and energy systems, we created a more coordinated and efficient environment. Torris Med gains greater control over its infrastructure and a foundation that can adapt to future needs.”
