The challenge at SE1 Studios was to implement a sophisticated, all-encompassing building automation system that could handle the complex, high-pressure demands of a professional photography, film, and TV production environment.

- Multi-Tenant Flexibility: The studio required a robust access control system capable of dynamically sectionalising the building. This would allow the management to hire different areas of the facility to multiple clients simultaneously, ensuring each group had secure, independent access to their specific areas.

- Unified Systems Integration: The facility needed to harmonise disparate, high-stakes infrastructure - ranging from safety systems like the fire alarm to comfort controls like HVAC and lighting - into a single, intuitive interface.

- Operational Efficiency: Because the studio functions as a commercial business, there was a critical need for automated energy management and precise, automated billing systems to track resource usage per hire accurately.

Using the Loxone App, management can now generate unique access codes or NFC encrypted tags for specific production crews. A film crew in the Studio can only access their designated zones, while a team in the Gallery remains entirely secure in their own bubble - all managed without physical keys or complex re-programming.

By connecting the fire alarm and HVAC systems directly to the Miniserver, the building gained "central intelligence." If the fire alarm is triggered, Loxone automatically shuts down the HVAC to prevent smoke spread and flashes all lights to guide occupants out.

Installing Loxone Energy Meters allows the system to track the exact electricity consumption of high-draw lighting rigs and equipment used by specific clients.
When a client’s hire period ends, the studio management has an accurate, automated record of resource usage, ensuring fair and precise billing without manual meter readings.

Through the use of Loxone, SE1 Studios transitioned from a facility requiring constant manual oversight to a self-optimising commercial asset. The complexity of the infrastructure is hidden behind a simple interface, allowing the studio team to focus on production creativity rather than building maintenance.
