Challenge
MELORI aqua & spa in Dolní Morava is an extensive wellness resort spanning more than 7,400 m² and currently the largest sauna complex in the Czech Republic. Running a facility like this means coordinating dozens of technologies – from pools and saunas to heating, ventilation, lighting, shading and sound.
The challenge was therefore not just to make each system work on its own. What was needed was a single reliable and clear system able to respond to actual operation, visitor numbers and the needs of the individual parts of the resort.
At the same time, it was important to keep operating costs under control. In a facility of this size, even small inefficiencies in individual systems can add up to significant energy consumption and more complicated management.
The challenge was therefore not just to make each system work on its own. What was needed was a single reliable and clear system able to respond to actual operation, visitor numbers and the needs of the individual parts of the resort.
At the same time, it was important to keep operating costs under control. In a facility of this size, even small inefficiencies in individual systems can add up to significant energy consumption and more complicated management.
Solution
The comprehensive solution was built on the Loxone system, which became the central control system for the entire resort.
The original brief focused mainly on metering and control. The final implementation, however, expanded to include lighting, shading, audio, ventilation and the integration of pool technology. The individual systems are therefore not controlled separately but work together as a single whole.
Heating and cooling adapt to actual operation, the number of visitors and the time of day. The ventilation system responds to the real air quality in individual zones and delivers fresh air exactly where it is needed. The pool and sauna technology is automated with an emphasis on safe, stable operation.
Loxone also unifies lighting and shading. Different parts of the resort can therefore have a different atmosphere depending on the time of day and the character of the space – from relaxation zones to children's areas.
A major part of the implementation is also the central sound system. Around 200 speakers are divided into 27 separate zones that can be controlled from a single system. Each part of the resort can thus have its own sound atmosphere without the need to operate several different systems.
One of the most interesting elements is how energy is handled. Waste heat from the sauna operation is used to heat the pool water, so energy that would otherwise go unused is returned to the system. At the same time, the system continuously adapts operation to actual visitor numbers and the needs of individual parts of the resort.
Loxone also controls the technical background systems, including the boiler room, heat sources, circulation pumps and energy distribution. Thanks to centralized visualization, the operator has an overview of the entire facility in one place – via a tablet or a central panel.
The result is not just simpler management but also a significantly more efficient implementation itself. By using the Loxone system, it was possible to save around 80% of the cabling, which for this project meant several kilometres of cable. At the same time, the final offer was several million crowns cheaper than a traditional solution, with the same or even a larger scope of delivery.
The technology therefore stays largely in the background. Visitors mainly notice a pleasant temperature, the right lighting, good air quality and the atmosphere of individual spaces. The operator, on the other hand, gains control over the entire resort from a single place.

For a project of this scale, we didn't just want to connect individual technologies. Our goal was to create a single system that would control the whole resort as one unit – efficiently, clearly and with minimal demands on operation. Visitors should mainly experience the resort, while the technology works quietly in the background.
