Challenge

The Bogeart Group wanted to optimize the energy management of its industrial site, comprised of four 5,000 m² units, for a total surface area of 20,000 m², while ensuring the thermal comfort of the occupants.



The main technical challenges were:



- Implementing a high-performance, centralized building management system (BMS) enabling precise heating control.



- Ensuring hydraulic regulation in the boiler room through the creation and control of hydraulic valves.



- Supervising and controlling 32 air heaters (8 per unit) via two-way valves to optimize heat distribution.



- Guaranteeing reliable and representative ambient temperature measurements through the installation of two sensors per unit, with average temperature calculations to refine regulation.



- Integrating precise energy metering through the installation of heat meters on the hydraulic circuit.



- Carry out all work on an occupied site, without disrupting industrial activity.

Solution

We deployed a complete building management system (BMS) based on Loxone technology, enabling centralized, scalable, and high-performance monitoring of the heating system, including:



- Creation and control of hydraulic valves in the boiler room for precise heating management per unit.



- Individual control of the 32 air heaters via two-way valves, ensuring precise flow modulation and energy optimization.



- Installation of 8 ambient temperature sensors (2 per unit) with integrated averaging logic within the BMS for more stable and consistent regulation.



- Integration of heat meters on the hydraulic circuit to allow for detailed energy monitoring and consumption analysis.



- Configuration of control scenarios, temperature setpoints, and energy optimization strategies directly within the Loxone architecture.



- The entire installation was completed in 20 days, while the building remained operational, with precise phasing of interventions to guarantee business continuity.

This installation now provides the site with a clear and structured view of its energy consumption, while improving the management of thermal and energy-intensive equipment. Controlling the air heaters via two-way valves, combined with heat metering, allows for better control of usage and precise regulation of heating by unit. The solution also provides a scalable foundation for further energy optimization and long-term performance monitoring, while maintaining occupant comfort and the site's operational continuity.
