Charzykowy year-round house

The investor was building a house for decades, not just two seasons. He set three requirements: a single system instead of five apps from different manufacturers, complete control without cloud dependence, and the ability to expand without tearing down walls. The automation system was to cover the entire building—two floors, eight roller shutters, zoned heating, access control, and a garden with its own rainwater tank.

The entire house runs on a single Compact Miniserver with relay modules and a 24-digital input module, split between two distribution boards—ground floor and first floor. The Tree bus supports 13 Touch buttons, 13 occupancy sensors, RGBW dimmers, and an NFC keypad.

Loxone controls 25 lighting circuits, 8 roller blinds, and 8 heating zones, including switching on the gas boiler. NFC unlocks the door without a key, and controls the gate, gate, and garage door. Eleven window contacts serve dual purposes: powering the alarm and blocking the heating when a window is open. Three irrigation circuits use rainwater, and weather data collected via the virtual input bypasses the watering cycle after rainfall. Six IP cameras were integrated directly into the Loxone app.
