Smart Apartments

For these tourist rental apartments in the town of Figueres, the client had two very clear concepts. The first, an easy and convenient access control that would allow guests to access its nine apartments without keys at any time. The second was the control of energy consumption, which has a direct impact on expenses. Thus, it was important to control the climate and lighting, detecting whether or not there is a presence in each apartment.

For this type of installation where control is very extensive over many rooms, our solution is always the installation of several Loxone MiniServers to distribute the workload, so one MiniServer was installed for each of the 3 floors.



Upon arrival, access is easy using NFC Code Touch and the code the guest has. With it you can open the access door to the building and the rented apartment. This code is received by the guest when making their reservation from a web platform and, at that moment, the platform communicates to the main MiniServer, the assigned code, the rented apartment, and the reservation time. In this way, on the day of arrival the code is active and when finished it is automatically deactivated. In addition, an Intercom has been installed outside that allows the guest to communicate with the property.



By entering the code the first time at the apartment door, it is unlocked welcoming the guest. Welcome lights are activated and the climate is set to comfort. From that moment until the end of the reservation, the presence sensors are responsible for knowing if there is someone in the apartment. If no presence is detected for a period of time, the climate is positioned in ECO mode to reduce consumption. The comfort temperature can be operated manually from a custom-designed Touch Pure FLEX keypad, which also allows you to turn off the climate or change the fan speed. The AIR door/window sensors allow the air conditioning to be stopped if a window remains open for more than 2 minutes.



The light in the bathrooms is automated with presence sensors that activate it by movement upon entering and remain on as long as they detect movement or if, for example, the sound of the shower is detected thanks to its sound sensor. The rooms have several lighting environments that the guest can select using Touch Tree buttons.



The lights in the building's transit areas, as well as the roof terrace, are also controlled and automated. In addition, a motorized skylight is controlled at the top of the stairs that improves the ventilation and climate of the common areas. Thanks to the weather station, it closes for safety in adverse weather conditions (rain or wind), or if the outside temperature is not optimal for ventilation.
