Holiday home with 2 flats. The holiday home was to have a modern building automation system with controllable lighting, heating, ventilation, audio system and keyless access for guests.

At the same time, an energy management system was to be installed in the house, with variable electricity tariffs via Tibber, 2 wall boxes at the garages and a PV retrofit at a later date.

As electrical appliances can run simultaneously in holiday homes (wallboxes charging, 2 saunas running in parallel, ovens in operation, heat pump heating, lights in operation), a load management system should always be installed so that the house connection is not overloaded.

Installation of a central distribution for both residential units + 2nd distribution in the garages for wallboxes and outdoor systems (2 Miniserver compact).

A multi-room solution was installed in all rooms with several stereo extensions and Quadral wall-mounted loudspeakers (Chromium Phase Black HG and Satellite speakers in the bathrooms).

Several energy meters were installed for energy management, and the electricity meter modules were used to record the important electricity consumption in the house in the smallest possible way (heat pump, wall boxes, sub-meters for the residential units, several power supply & backup for the various lighting circuits and energy recording.

The climate control is controlled according to guest occupancy. If no guest is booked, the respective flat is set to building protection mode, lowering the room temperatures to 15° in winter and limiting cooling to 27° in summer to save energy.

Loxone lighting technology including presence detectors (PGBW Spots Tree, LED strips RGBW, Pendulum Slim Tree and Ceiling Lights Tree) was installed almost exclusively throughout the house to create an intensive feel-good ambience for the holiday guests and to keep electricity consumption low despite the elaborate lighting.

The saunas are also controlled directly via Loxone using sauna sensors and a second safety sensor. An emergency stop switch was also installed in the saunas to ensure additional safety.

Several Leaf fan units are used in the house. The air version with a 24V power supply was chosen here in order to create a very good air mesh network in the house at the same time. In addition, there are Tree to Air Bridges distributed throughout the house to integrate the existing door/window contacts, Air window handles and Air smoke detectors into the system.

The fan and chimney control is also monitored by Loxone. The exhaust fans in the bathrooms are controlled according to movement, humidity and time. When the fireplaces are in operation, the ventilation is switched off by monitoring the chimney exhaust air temperature in order to avoid negative pressure situations. At the same time, CO detectors are installed that provide feedback to Loxone in the event of an emergency and activate the alarm system including audio announcements to protect the residents.

As this is a holiday home with constantly changing guests, Touch Pure Flex Tree was used to enable secure operation for the guests.

Access was granted via an intercom and 2 NFC code touches on the house and garages. Guests are given a time-limited code by the landlord, which they can use to access their holiday flat and the assigned garage and, if necessary, activate one of the existing wallboxes for charging. The use of the wallboxes is recorded according to consumption via the Loxone system and charged to the guests by the landlord.

In the future, a PV system is to be retrofitted, which will be integrated into the existing energy management system.

In addition, the Loxone system will also control the property's irrigation system once it has been installed.
