Villa in Neu Ulm

Challenge

The owner and founder of an IT security company came to us with his new building project. He was looking for a fully comprehensive, reliable and secure smart home solution. We presented him with our Loxone concept for his project, which he was and is completely enthusiastic about from day one until today.

Our task was therefore clear: planning and complete implementation of the Loxone Smart Home from a single source. We were the link for the property developer, architect, interior designer, building services engineer, lighting planner, our electrician and of course the client.

Solution

The villa was equipped with the functions lighting, shading, heating, cooling, ventilation, multimedia, access, security and energy management.

We supplemented the lighting concept of the on-site lighting planner and interior designer with Loxone products: High-quality lights, which are predominantly integrated into the Loxone system via DALI, are complemented by numerous color LED spots. The ceiling lights provide atmospheric lighting in the children's bathroom, guest bathroom and many adjoining rooms. The residents enjoy the opportunity to conveniently control and dim different lighting moods every day. Of course, the night light, light bell and the driving effect of flashing light in the event of an alarm are particularly convenient. Thanks to the color lighting, the house can be set to "mosquito protection" fully automatically using a routine created by the builder in the automatic designer when the patio door is opened at the same time as other boundary conditions occur.

The multi-room audio provides individual sound with your favorite music, serves as a signal/alarm device and informs the residents fully automatically using text-to-speech announcements, which the building owner could easily create himself using the app.

The groundwater heat pump is used to heat the rooms via the floor and for cooling in summer via the concrete core temperature control. The Loxone system takes over room-by-room control to set desired temperatures according to a time program and determines the necessary flow temperatures via the EEBus interface to the Vaillant heat pump. The air conditioning is supplemented by the central ventilation system with heat and moisture recovery, which is also centrally controlled via Loxone via a 0-10V signal.

The fully automatic shading with blinds throughout the house supports room air conditioning through shading to protect against too much heat input or through non-shading to use the valuable solar heat when heating. In the event of an alarm, the shading opens to clear escape routes, just as in the event of an impending thunderstorm.

The PV system with electricity storage installed on the roof was integrated into Loxone via the Modbus interface. This means that the Loxone energy management can cleverly charge the electric cars with self-produced electricity using the two fully controllable Loxone wallboxes, before surpluses are then fed into the public grid.

Access to the building is via NFC code touches and only allows authorized users access through the front door and garage door. But even the side doors, which could not be equipped with a motor lock, were integrated into the system through the possible involvement of third-party providers (here Teedee) in order to be able to implement a uniform access concept.

In addition to all of these functions, security was an important aspect for the client: on the one hand, for the feeling of security in the building, and on the other hand, of course, purely for professional reasons, to secure the system from unauthorized access. The IT expert was able to certify that the latter had a great security standard. To protect the building envelope, all windows were equipped with Loxne window handles, supplemented by the presence detectors installed in each room for lighting. Smoke and water detectors protect the building and limit major damage from fire or water at an early stage.

The end result is a modern building that gives the residents a lot of joy every day and who cannot imagine life without Loxone in their house. And the nice thing is - future expansions such as garden lighting and garden irrigation can also be easily integrated into the existing Loxone system.

Loxone was chosen because no other system can reliably implement these many different and cross-discipline functions while at the same time being open to other systems and technologies.
