A Minimalist Villa

The aim of the project was to combine cutting-edge technology with the building’s minimalist architecture. All systems – lighting, shading, HVAC, access control, security and energy – were to be integrated into a single, coherent and intuitive system.

The key objective was to maintain the clean aesthetic of the interiors and to simplify day-to-day operation as much as possible.

The Loxone system became the central "brain" of the entire property, integrating all technical installations into one coherent and logical building management ecosystem.

As part of the project, we integrated:
• a full Daikin HVAC system (heat pump, air conditioning, and heat recovery),
• electric curtain circuits and shading systems,
• driveway heating,
• access control system,
• a complete alarm system with motion detection supported by AI camera image analysis.

The project includes over 170 lighting circuits, including DALI control, TRIAC dimmable circuits, classic ON/OFF, and LED lighting in both WW and CCT standards.

We also designed and installed a lighting system for the underground level using proprietary CCT and external RGBW luminaires, creating coherent lighting scenarios that highlight the building's architecture and its functional areas.

The entire house was equipped with a multi-room audio system with over 25 speakers, enabling independent audio management in multiple areas of the property.

Occupancy, temperature, and humidity are monitored in each room, allowing for dynamic climate, ventilation, and lighting control based on actual usage conditions. Automatic garden watering and outdoor lighting control have also been integrated.

Comprehensive flood protection was also a key element of the project. The system includes flood sensors at critical installation points, automatic shutoff of the water valve upon detection of a leak, and an emergency pump with a battery pack to ensure it runs in the event of a power outage.

Thanks to a uniform user interface, users use a single, intuitive app. The system operates based on scenarios and building logic, automatically coordinating the operation of all systems to ensure comfort, safety, and optimize energy consumption.

The entire system can be monitored and controlled from anywhere in the world.

The result is a modern villa where technology remains discreet, allowing users to experience nothing but peace, control, and comfort.
