Challenge

LINK is the seventh and second-to-last phase of Kronstadparken in Bergen — a major urban regeneration project in the business corridor south of Danmarksplass, developed by Bara Eiendom. The building will become the flagship and heart of Kronstadparken, featuring an in-house restaurant, coffee bar, meeting center, gaming zone, and a lush rooftop garden with native vegetation.
The building comprises a total gross floor area of 16,400 m², distributed across eight above-ground floors and two basement levels. It is being designed to achieve BREEAM-NOR Excellent certification and Energy Class A, with completion scheduled for the turn of 2026/2027. Veidekke is serving as the main contractor and will also be one of the building’s tenants.
As a LOXONE Platinum Partner, H Automasjon AS has been selected to deliver the complete building automation system for LINK.
Challenge
A building of this scale—with ambitious sustainability goals, a BREEAM Excellent certification target, and flagship status within Kronstadparken—requires a technical solution capable of handling a vast number of data points while remaining robust, energy-efficient, and easy to operate over the long term.

Multiple systems, one platform – Integrate ventilation (Swegon GOLD), heat pumps, and district heating from BKK into a unified energy center with dynamic demand-based control.
Scalability – Provide room-level control of heating, cooling, and ventilation in a building with a high room density and varying occupancy patterns among both small and large tenants.
Operational reliability – Ensure dependable operation of critical infrastructure such as UPS systems, chillers, and heat pumps, while providing alarms for electrical panel faults and stormwater ingress at ground level.
Energy monitoring – Capture and monitor energy consumption comprehensively, including both dedicated energy valves and other energy meters throughout the building, to support Energy Class A performance and BREEAM objectives.

H Automasjon designed and delivered a complete LOXONE-based building automation system that brings together ventilation, the energy center, room control, lighting, security, and energy metering within a single integrated platform.
The solution is built on open communication standards—including Modbus, M-Bus, and KNX/Tree—to ensure maximum flexibility, seamless integration, and future scalability.
