21st Century Single-Story House

Challenge

The goal of the project was to create a modern, fully autonomous home that would minimize the burden on residents in their daily lives. A key objective of the demanding investor was to achieve uncompromising energy efficiency and security, as well as the integration of advanced, dynamic outdoor lighting with alarm systems and entrance automation.

The project encompassed comprehensive building automation, from unique addressable LED lighting and passive climate management using roller shutters to the advanced integration of photovoltaics, energy storage, and a swimming pool area. The entire project was designed to allow the home to "think and act independently," optimizing operating costs based on weather conditions.

Solution

Energy and Climate Management

The project features full integration of the photovoltaic system, energy storage, and HVAC systems with LOXONE automation. The system continuously analyzes energy production and consumption, intelligently managing surpluses. It automatically controls boiler heating, heat pump operation, air conditioning, and heat recovery, ensuring maximum energy efficiency and user comfort.

Additionally, advanced external blinds control was implemented based on a sun position algorithm. In winter, the blinds support natural interior heating, while in summer, they reduce overheating, reducing the need for air conditioning.

Smart SPA and Garden

Automation also extended to the recreational infrastructure and the building's surroundings. The LOXONE system manages the pool's operation by controlling the filtration pump, chlorine generator, and pool heat pump. Integration with the photovoltaics ensures optimal energy utilization.

Intelligent irrigation and outdoor lighting control was implemented in the garden. The system automatically adjusts the watering schedule to weather conditions and controls the illumination of the façade, pool area, and surrounding greenery.

Dynamic Lighting and Security

Advanced, addressable LED lighting was installed at the main entrance and garage door to meet the investor's needs. The lighting serves both decorative and informational and security purposes.

Dynamic lighting scenes were implemented that respond to gate opening, doorbell ringing, or alarm activation. The system also allows for quick switching of the lighting to theme modes, such as holiday illumination. In the event of an alarm, the lighting automatically switches to warning mode, supporting property security and deterring intruders.

Integration of All Systems in a Single Ecosystem

The entire installation is based on the LOXONE Miniserver central unit, which integrates energy management, heating, air conditioning, heat recovery, blinds, lighting, alarm, and spa zone. This allows the house to operate as a single, cohesive and autonomous system, minimizing the burden on residents during daily use.

The home of the future is not a collection of devices, but one intelligent organism that takes care of comfort, safety and energy without the involvement of its inhabitants.
