Challenge
Efficiently control the building's energy consumption for heating and hot water services, as well as controlling access to garages and entrances.
Solution
Two heat production systems are installed, consisting of two gas boilers and three aerothermal systems, one on each basement floor. The system is managed in cascade, prioritizing the most economical energy source at all times, gas or electricity. The Miniserver manages cost and performance data, connecting to the gas supplier with a variable price, as well as the six periods of the 3.0TD electricity tariff. All production equipment is managed via Modbus, and with the help of various meters connected via M-bus, the performance of each generator is calculated and production costs are obtained, prioritizing the most profitable. The number of operating hours of each unit is also taken into account to maintain balanced wear and tear.
Furthermore, it was decided to install an access control system to prevent the unauthorized copying of keys and remote controls and to allow users to control access to the building using a mobile app as well as NFC key fobs and tags. The system has more than 200 users and more than 500 NFC keys, coordinating two gates and two garage doors. The garage doors are operated directly, without an electronic board, by a Miniserver in each one, and are connected to each other via fiber optics. It's worth noting that each gate, controlled directly by a Miniserver, has obtained regulatory security approval.

Thanks to efficient heat management and excellent insulation systems for both the building in general and the facilities in particular, heating and hot water costs remain very low for all building users, compared to other real estate developments.
