Challenge
The project's objective was to adapt several tourist accommodations in Pals using Loxone to improve energy efficiency, guest comfort, and operational management. The solution had to integrate air conditioning, heating, lighting, hot water, access control, security, and consumption monitoring with the booking system, enabling each property to operate autonomously. This way, owners don't have to constantly intervene at check-ins and check-outs, as the system automatically prepares the accommodation before each arrival and returns it to energy-saving and security mode at the end of the stay.

# Smart Management of Tourist Accommodations in Pals
## Overview
In this project carried out in Pals, on the Costa Brava, Proindo has adapted several properties managed by Gemric, a company specializing in tourist accommodations, by integrating the Loxone system.
The main objective was to achieve fully automated management of the properties, minimizing energy consumption during periods of non-occupancy and, at the same time, guaranteeing maximum comfort for guests from the moment of their arrival.
The installation connects the air conditioning, heating, hot water production, lighting, access control, security, swimming pool, and consumption monitoring with the online booking management system.
Thanks to this integration, each property is automatically prepared before the arrival of guests and returns to energy-saving and safety mode when the stay ends, without the managers having to perform any manual intervention.
## INTEGRATION WITH THE BOOKING SYSTEM
The integration of Loxone with the online booking management system is the central element of this project.
When a booking is confirmed, the platform provides Loxone with the necessary information to manage the stay: check-in date and time, check-out date and time, and the access code assigned to the guest.
Based on this data, Loxone automatically organizes all the property's operations.
Several hours before the expected arrival, the system switches from vacant property mode and begins preparing the accommodation. Depending on the time of year, the heating or air conditioning is turned on until a comfortable temperature is reached.
Hot water production is also activated so that the accommodation is fully prepared from the moment the guests arrive.
The property thus welcomes guests with a suitable temperature, hot water available, and the access system enabled, without the need for the owner or manager to travel beforehand.
## ACCESS CONTROL
Each guest receives a personal code associated exclusively with their reservation.
The code is automatically activated for the duration of the booking and allows access to the property without physical keys. Once the stay ends, the code automatically expires.
This system significantly reduces key management, eliminates trips for key handover and collection, and improves the security of the accommodation.
Maintenance, cleaning, or other service personnel can also have their own codes, limited to specific days and times.
In this way, the property owner maintains control at all times over who can access the property and for what period.
## AIR CONDITIONING AND HEATING
Air conditioning and heating are managed independently according to the season and the needs of each property.
During their stay, guests can adjust the set temperature to suit their preferences. However, the system limits the maximum and minimum available values to prevent excessive temperatures and unnecessary energy consumption.
The status of doors and windows is also continuously monitored.
When a door or window remains open for a certain period, Loxone automatically stops the heating or air conditioning. When it is closed again, the system can resume normal operation.
This function prevents heating or cooling a home while energy is being lost to the outside, one of the most common consumption problems in tourist accommodations.
## AUTOMATIC PREPARATION BEFORE CHECK-IN
When the home is unoccupied, it remains in a minimum consumption mode. The heating or cooling is off, the lighting is switched off, hot water production is reduced or stopped, and the security system is activated.
Before the arrival of a new guest, Loxone automatically performs the following actions:
* Activates the heating or cooling depending on the season.
* Brings the home to a comfortable temperature. * Activates hot water production.
* Enables the access code assigned to the reservation.
* Prepares the necessary systems to receive guests.
* Keeps the manager informed in case of any issues.
The property only consumes energy when there is a reservation and for the time strictly necessary to prepare it and maintain guest comfort.
## AUTOMATIC MANAGEMENT AFTER CHECK-OUT
When the stay ends, the system automatically returns the property to unoccupied mode.
Loxone performs a check and executes the necessary actions to prevent any unnecessary consumption:
* Turns off any lights that may have been left on.
* Stops the air conditioning or heating.
* Deactivates hot water production.
* Invalidates the guest's access code.
* Activates the security system.
* Resets energy-saving mode.
* Leaves the property ready for the next reservation.
The owner or manager doesn't need to manually check each property after a checkout. The property is automatically protected and energy consumption is minimized.
## LIGHTING
Lighting is integrated with the property's occupancy status.
During their stay, guests can use the lights as usual. However, at the end of the booking, Loxone performs a general shutdown to prevent lights from remaining on for hours or days.
Exterior lights operate automatically according to set schedules or based on sunrise and sunset.
The system also allows for the creation of welcome lighting, nighttime tours, and scenes adapted to different areas of the property.
## ENERGY MANAGEMENT
Each property has an electricity consumption meter.
Managers can view the accumulated consumption during each stay and access historical data and statistics to understand the energy performance of the properties.
This information allows for:
* Detecting abnormal consumption. * Compare expenses between different reservations.
* Analyze the energy efficiency of each property.
* Study potential improvements to the facilities.
* Bill guests for electricity consumption when required by the operating model.
The combination of measurement, automation, and temperature control allows for a significant reduction in accommodation operating costs.
## SECURITY AND ALERTS
When a property is unoccupied, the security system is automatically activated.
Loxone monitors motion sensors, doors, windows, and the various technical elements integrated into the installation.
In case of detecting an intrusion, unauthorized opening, technical anomaly, or any other incident, the system sends a notification to the accommodation managers.
Managers can remotely monitor the status of each property and act quickly without the need for continuous on-site inspections.
## POOL AND OUTDOOR AREAS
The pool is also part of the automation system.
The system controls filtration and cleaning schedules to maintain the water in suitable condition, while also optimizing pump operating time.
Exterior and pool lighting activate automatically according to defined schedules, natural light levels, or the presence of guests.
These features enhance the property's image, increase exterior security, and prevent equipment from running longer than necessary.
## CENTRALIZED MANAGEMENT OF MULTIPLE PROPERTIES
The solution can be applied to a single tourist property or expanded to a group of apartments, country houses, villas, or small holiday complexes.
Each property operates autonomously, but all can be monitored from a centralized management system.
Managers can check occupancy status, consumption, temperatures, alarms, access, and any incidents for each property.
Automation allows for an increased number of managed properties without proportionally increasing the operational workload of staff.
## RESULT
With this installation, Gemric offers more efficient, secure, and easier-to-manage tourist accommodations.
Guests arrive to find their accommodations ready and climate-controlled, can access them using a personal code, and enjoy a comfortable and easy-to-use system.
At the end of their stay, the accommodations automatically shut down, protect themselves, and return to energy-saving mode.
