Challenge
The unique project of the Trigema group – Fragment – will bring a unique concept of premium rental housing. The tenants will move into the fully equipped apartments at the end of this year. The building will fulfill its ambitions thanks to technologies that correspond to its size and premium housing. It accommodates heat pumps, air conditioning with recuperation, filtration and adjustment of air temperature and humidity, or heating and cooling of apartments. Operational water consumption, such as flushing or watering greenery, will be covered by well and rainwater. Life in Fragment means above all comfort without worries, so technology gets smart control.
Solution
Automation with Loxone will make household operations easier. It will connect the technology into a single unit, which will function as much as possible independently of manual control, while also giving the resident the opportunity to intervene at any time - with a button or in a mobile application (even remotely). The apartments will have zone-controlled heating, which will maintain the ideal room temperature with the help of smart shading. Residents will have an overview of energy consumption in the application or contact the visitor at the door in it. Each unit is equipped with a tablet as the center of a smart home. Intelligent control will also be provided by technology in the background of the building and common areas (MaR).
With Loxone, we will support client comfort and economy of operation. There is a motion sensor in the apartments, which if no movement is detected for a set period of 18 hours, the apartment will go into absence mode. It dampens the heating or cooling system and ventilation, and the position of the shading screens will be regulated automatically. In terms of security, the smoke detector is also not autonomous and is connected to the Loxone. If smoke is detected, it will send an alarm to the reception. We see other benefits of Loxone, for example, in the evaluation of the price-performance ratio for our solution. We could also rely on technical and commercial support – we had an accurate idea of the final price.
