Challenge
For an existing commercial property in the heart of Zurich, a rental space spanning three floors was to be fitted out with LOXONE together with partner smarterr. The challenge: the spaces weren't new but had grown organically over time, with varying stages of renovation — and correspondingly different existing technology. Despite this starting point, a unified control concept was to be created that covers both building-side functions and the tenant's individual requirements, without requiring users to intervene manually in everyday operation.
Solution
LOXONE enables unified control across multiple floors: interconnected Miniservers on each level form a single, cohesive system, keeping the overall complexity hidden from the user. On the software side, everything was logically merged into a single configuration file — eliminating the need to synchronize multiple files.
The different luminaire types from various renovation stages can also be controlled from one platform with LOXONE. Simple LED low-voltage components are controlled centrally from the power supply, while other lights are connected via compact DALI components, each capable of driving up to 64 luminaires — enabling a lean electrical distribution setup without distributed ballasts. Remaining luminaires run on conventional dimming channels and switching relays.
For energy management, LOXONE enables detailed capture of the entire energy flow — both live and over time. This revealed, for example, that two coffee machines rank among the larger consumers. These switch on automatically in the morning so the first employees can enjoy their coffee without waiting, and switch off again with a time delay based on occupancy. In addition, distributed smart sockets measure the consumption of individual workstations and devices at specific points, helping to identify further optimization potential.
Smaller comfort solutions are automated with LOXONE as well: a sliding door between the cafeteria and office area closes automatically on weekdays at 11:30 am and reopens at 1:30 pm, keeping smells and noise out of the office. For special cases, employees also have access to managed tablets, through which individual zones can be adjusted via a clearly labeled app — without compromising the high degree of automation in everyday operation. Finally, comprehensive logging of all settings ensures that errors or system interventions can be traced at any time.

For us, one of the biggest advantages is having no touchpoints with the building control system. It's good when no one has to do anything and the system just works automatically in the background.
