Obrist's Small Penthouse

As part of this project, comprehensive building automation was implemented in a modern apartment building using the Loxone system. The goal was to create a central, intelligent control system for lighting, shading, heating, ventilation, alarms, and access – with the aim of achieving maximum automation with minimal operating effort.



The challenge was to combine all relevant systems into a unified system solution while meeting individual requirements for comfort, energy efficiency, and security. Particular attention was paid to a discreet, visually simple integration into the existing architecture.

The Loxone Touch was used for central operation, conveniently controlling both lighting and shading thanks to its intuitive 5-button operating concept. The integrated temperature and humidity sensor also enables the regulation of heating and ventilation in individual rooms.



LED lighting was used in combination with the Loxone Dimming Extension. The shading is controlled fully automatically via relay control depending on brightness, time of day, and position of the sun – always in coordination with the room climate. The heating is controlled via Loxone actuators, which enable continuous, individual room control. The intelligent shading strategy made active air conditioning unnecessary, resulting in more efficient energy use.



To increase security, the installed window contacts and motion detectors for lighting were integrated into the system. Combined, these components enable a fully automatic alarm system without any additional installation effort. Access is via the NFC Code Touch, which also serves as a key system and to activate or deactivate the alarm system.
