Intelligent office floor
- Country DE, Berlin
- Build year 2024
- Area 800 m²
- LOXONE partner Logic Home GmbH & Co. KG

Challenge
Complete renovation of an existing office space. Radiators should remain in the existing building, but be incorporated into an integrated control system for the room climate in the entire office floor. Heating and air conditioning should only run when windows are closed. Manual changes by staff should be avoided; this should be controlled centrally by the facility manager.
In addition, emphasis was placed on high-quality lighting and an access solution for this floor and an existing office floor, including personalized opening of employee lockers.

Solution
Thanks to an existing underfloor construction, the 44 existing radiators could be equipped with Tree Valve Actuators and integrated into the climate control system via bus cables. The newly installed 11 air conditioning units were also integrated into the Loxone climate control system on the office floor via Modbus. This was sensibly supplemented by replacing the 30-year-old defective Venetian blind controls and integrating the existing Venetian blinds into the Loxone shading control system.
The Touch Pure CO² Tree is used to permanently monitor the air quality in the offices and, if limit values are exceeded, an email is sent to the employees concerned so that they can ventilate through the windows, as there is no central ventilation system in the existing building.
Window Contacts Air complement the climate control system here and regulate the room controls in an energy-efficient manner when the windows are open. At the same time, they are used to monitor windows when the alarm system is activated. In the event of an alarm, management, the facility manager and security guards can be informed immediately via email and caller service.
RGBW Spot Tree and Flush-mounted Presence Sensor Tree were installed in all rooms to create high-quality basic lighting in the office spaces. A presence-dependent daylight control was implemented here, which creates a corresponding daylight-dependent basic lighting atmosphere in the rooms.
A Loxone Intercom + NFC Code Touch was installed for access, which employees can use to open the motor lock on the door. When the doorbell rings, the reception receives the ringing including the image on the monitor via the Windows app and can communicate from there and open the door to the office floor.
A second NFC Code Touch controls the release of the personal employee lockers. The same NFC Key FOB is used for this that the employees also use at the central entrance. After authorization, the employee's corresponding locker compartment opens.
Authorized employees also have access to an existing office floor in the building with their Key FOB, where another NFC Code Touch is installed.
By setting up different user groups, different authorizations were stored for the management, facility management and office employees in accordance with company requirements.

The Loxone control system made it possible to fully integrate the necessary building components and controls. This enabled energy-saving climate control including high-quality lighting and access control.
