Challenge
In the middle of downtown Mainz (Kapuzinerstraße 54, 55116 Mainz) there is a listed building from before 1308. Its roof was about to collapse. A civil engineering couple who are friends of the building bought the house to restore it and create 7 small residential units. The aim was to use only materials from that time. However, they wanted to bring the technology up to date.
Solution
Everything was implemented with Loxone. The lighting, access, underfloor heating, motion detection, window monitoring, ventilation, stream and bicycle parking spaces with sockets. Energy measurement for electricity, water and underfloor heating is also carried out via Loxone. Modbus Loxone electricity meters were used for electricity measurement. S0 meters were installed for cold and hot water. The energy consumption of the underfloor heating was measured using the Air meter interface. This means that tenants have complete control and monitoring via Loxone. At times, a few residential units were rented out via a rental portal and the Loxone access solution made access keyless.
For two residential units in the attic, special housings for the Loxone spots were constructed using 3D printing. This made it possible to create an up- and downlight on the old roof beams. The design of the housing was based on the half-timbered structure. The lighting effect and ambience were completely convincing.

A holistic solution to realize the client's wishes was only possible with Loxone. The lighting of the old half-timbered structure in particular was a challenge and thanks to the Loxone Tree Spots in the printed 3D housing, the lighting could be optimally coordinated.
