The Project
The Boutique Hotel Nils am See, located directly on the shores of the Neusiedler See Lake in Burgenland, Austria, offers a new hotspot for guests with its 63 rooms and around 120 beds. In the planning and operation of the hotel, comprehensive building automation by Loxone has been implemented to optimise both the guest experience and operational efficiency.

The Digital Guest Journey
With dynamic access permissions, guests are first granted entry to the hotel, while full access to areas like their room, the garage, or the wellness facilities is activated only after successful check-in. This fully automated process, from access control to booking, is made possible by Loxone’s flexibility and extensive range of interfaces.
Versatile Automation Solutions
There are many benefits of Loxone building automation for a hotel space:
- Heating and air conditioning control: Rooms are automatically heated to the desired temperature upon arrival.
- Audio control: Different music can be played at varying volumes in different areas.
- Lighting control: Automatic adjustment of lighting to match the outdoor light levels creating a pleasant atmosphere.
- Access system: Flexible key management allows suppliers or guests to access specific areas at designated times without the need for staff time.
- NFC Code Touch: Color indicators show whether a room is occupied, empty, or needs cleaning, which makes housekeeping much easier.
Sustainability and Comfort
Loxone’s automation solutions not only enhance guest comfort but also support the sustainable operation of the hotel. The central control system allows the staff to monitor all of the hotel systems and intervene quickly if necessary, without leaving their work station.
Efficient Installation
The installation of the Loxone systems in the hotel was straightforward for our trained Loxone Partner. A total of 53 Miniservers were installed, which are connected to each other via a Trust Network. The intuitive Tree wiring, whether for audio or system cables, as well as technical integrations via Modbus, made installation straightforward. After successful tests in sample rooms, the programming was efficiently applied to all of the rooms.
