Challenge
The project comprised five apartment buildings with a total of approximately 120 units. Four of the buildings were previously equipped with Landis+Gyr control systems, while one building already used a KNX system for space heating control and the associated heating cost billing.
The existing Landis+Gyr control systems were quite old and some had been out of service for several years. Therefore, action was needed to bring the systems up to a reliable and modern technical standard.
A particular challenge in this project was precise time management. Due to the high volume of holiday tourism and the low temperatures at an altitude of over 1,400 meters above sea level, all work had to be carefully planned and precisely scheduled. The goal was to carry out the work as efficiently as possible and to minimize disruption for residents and holiday guests.

Solution
The project was implemented using Belimo heat meters and valves. A total of five LOXONE Miniservers, 33 Belimo Air units, 17 Air Base units, and 120 Touch Pure Flex Air units were used for building automation.
A key advantage was choosing the Air variant. This allowed the existing, numbered wiring in the approximately 40-year-old buildings to be reused. This wiring was used for the 24V power supply and the MP bus for connecting the Belimo devices.
In this way, a large portion of the existing electrical installation could be retained. Installation effort was significantly reduced, while simultaneously creating a modern, flexible, and future-proof solution for space heating control and consumption monitoring.

The project was initiated by a founding member of Belimo. Based on our conviction in the synergy between LOXONE and Belimo technologies, we deliberately chose a control solution using LOXONE.

Since many of the owners use their apartments as vacation rentals, the new solution offers significant added value in everyday life. The heating can now be conveniently controlled remotely and activated even before arrival.

In addition, the owners receive a transparent and precise overview of their individual heating energy consumption. This optimally combines comfort, energy efficiency, and consumption transparency.
