Elegant semi-detached villa

A villa, two apartments, two brothers. And a house lived in primarily on vacation, which must function flawlessly when someone is home and waste nothing when no one is. The owners asked for just one thing: to have everything under control from a single app, with a clear monthly report on consumption and any malfunctions, and a fair division of costs based on each person's actual usage.

The heart of the system is three Miniservers and a Miniserver Compact, allowing every part of the villa to communicate as a single system. In the common areas, the welcome begins at the gate: three intercoms manage the various access points, each door opens with an NFC Code Touch, and each garage has its own Wallbox. The lights turn on automatically thanks to presence sensors, while RGBW strips and spotlights create the right atmosphere in the garden and shared spaces. Even the robotic lawnmower is part of the system.

Inside the apartments, lighting, access points, heating, cooling, VMC, and Master Client audio work together, with the existing burglar alarm system integrated into the same logic. The Tree climate sensors and Touch Pure Flex allow you to adjust everything with a single gesture, while the spa area has dedicated climate, ventilation, lighting, and music.

The smartest part, however, is the one you don't see. The energy produced by the photovoltaic system is used as efficiently as possible, and all consumption is measured and attributed to the individual apartment, including heat meters and the shared heating system. When the house is empty, the hot water boilers remain off and the heating switches to antifreeze mode: zero waste. Then, upon arrival, everything is ready again.
