Challenge
The main function is to control the climate, ventilation and security of 3 rental apartments in the city of Barcelona.
The fact that an apartment is for rent or as a vacation rental makes it very important to be able to control the climate and possible alarms or incidents that may arise in this type of property.

Solution
In this case, we control the climate machines, the air renewal and the management of technical and intrusion alarms.
In the case of climate and ventilation control, we integrate with the machines using the RTU modbus protocol, a fact that allows us to have all the controls over them and the management of any alarm that they may report to us.
Each room in the apartment has Water Sensors, which allows us to generate alarms for the property and close the apartment's water inlet solenoid valve.
We integrate with the security system, to be able to have the status of the apartment. In this way, the system can have information about whether the tenant is in the apartment or not and apply certain configurations to the air conditioning and lighting of the apartment.
It also acts on a general line of lighting, being able to turn off all the lights in the apartment once the tenant arms the system, in this way, we prevent any light from being left on.
At the property level, management becomes much more comfortable and efficient, since the property has the option of selecting whether the apartment is occupied or not, in order to manage the climate in an efficient way and be set up depending on its occupation status.
The property has more apartments and properties controlled by Loxone.
In this case I choose to use a centralized management system.
The system used in this case is ENMOTIC, which allows us to monitor all these properties from a single platform. Being able to have control over them and act on them from a single interface.
It also allows them to see their status in a very visual way, through visualizations.
