Challenge
This reference highlights the challenges of an ambitious project that integrates a Building Management System (BMS) for a 1500 m² office building. The main objective of the project was to optimise energy efficiency and user comfort through the intelligent automation of key systems, in particular Controlled Mechanical Ventilation (CMV), air conditioning, domestic hot water, and monitoring energy consumption. In this post, we highlight the specific challenges we faced, as well as the innovative solutions put in place to address them.
Challenges
1. CMV control: One of the major challenges was to integrate an intelligent control system for CMVs in order to ensure optimal air quality while reducing energy consumption. It was also necessary to take into account the fluctuations in the number of occupants in the different areas of the building.
2. Air conditioner control: Coordinating the efficient operation of 48 air conditioning units, maintaining ideal comfort conditions while avoiding energy waste.
3. Domestic hot water management: Guaranteeing a sufficient supply of domestic hot water adjusted to the real demand of the occupants without wasting energy.
4. Measurement of electricity consumption: The implementation of a reliable system to measure and monitor both overall and zoned electricity consumption in order to better understand consumption habits required a precise and adapted approach.
Challenges

Solution
1. CMV control: To solve this challenge, we installed CO2 and presence detection sensors in different areas of the building. This data is integrated into the BMS system, which automatically adjusts the fresh air flow of the CMVs according to the current quality of the interior air and the number of occupants present. This solution guarantees a healthy environment, and optimises the energy consumption of CMVs.
2. Air conditioner control: Thanks to strategically placed temperature and humidity sensors, the BMS controls the operating cycles of the 48 air conditioning units to maintain an ideal temperature in each area of the building. The use of predictive models makes it possible to anticipate cooling or heating needs, which helps to reduce energy overconsumption.
3. Domestic hot water management: The solution consisted in installing flow and temperature sensors on the domestic hot water circuits. This data is integrated into the BMS system, which adjusts hot water production in real time according to actual demand, avoiding energy loss and overconsumption.

The successful implementation of this BMS installation for a 1500 m² office building was made possible thanks to the use of the LOXONE solution, which was able to respond effectively to the specific challenges of the project.
