Challenge
A new apartment building in Brno with 28 apartment units and common areas, which won 1st place in the Construction of the South Moravian Region competition. The project combined apartments intended for long-term subletting and apartments tailored to specific users.
The investor was looking for a solution that:
- would unify technologies across the entire building
- would increase the comfort of apartment users without complicated operation
- would simplify the management of common areas
- would enable clear measurement of energy consumption (water, electricity, heat)
- would be suitable for both individual housing and rental operations
The goal was for technologies not to be an addition, but a natural part of the functioning of the entire building.

Solution
We have fully installed the LOXONE system in all 28 apartments and the common areas of the building.
In the individual apartments, LOXONE controls the lighting, shading, security, and air conditioning. In addition, energy consumption for water, electricity, and heat is precisely recorded. The system has been flexibly adapted to different usage scenarios: from simple, robust settings for subletting to individually configured solutions that reflect the personal lifestyle of each resident.
In the common areas, LOXONE controls the lighting in corridors and entrance areas based on movement and time of day. This ensures energy-efficient, comfortable, and low-maintenance operation of the entire building.
The automation solutions used form the technological basis for smooth building operation, increase the attractiveness of the property, and ensure a noticeably improved living experience for residents.
