Airbnb Automation

At the end of 2023, an ambitious renovation project was launched in the heart of Reims, just steps from the central train station. A 400 m² building, intended to house several short-term rental units, required complete modernization. One of our architectural partners then entrusted us with a demanding mission: to create the technological integrations needed to make these units 100% autonomous Airbnbs, from booking to guest departure.



The detailed and challenging specifications opened the door to a collaboration with our partner Loxone, an expert in home automation. The objective was clear: to offer a seamless, secure, and intelligent experience, while meeting the expectations of both managers and tenants.

To meet this challenge, we designed a complete home automation solution based on Loxone technologies. Access was fully automated using smart locks and NFC Touch keypads installed in the four 50 m² apartments, the building's main entrance, the basement laundry room, and the ground-floor business premises.



Each apartment was equipped with a multi-room audio system with speakers in the living room and bathroom, for a personalized sound experience. All lighting, including that under the backsplashes, is DALI, dimmable, and automatically controlled. Smart outlets also allow for the control of accent lamps to enhance the warm and comfortable feel of the apartments.



In terms of energy management, each unit—whether the Airbnb apartments or the business premises—is equipped with pulse-controlled water meters and solenoid valves to monitor and secure consumption. Cameras installed in the common areas ensure tenant safety.



Energy optimization doesn't stop there: water heaters are only activated a few hours before a rental, and all Hitachi air conditioners are controlled via the Modbus protocol, always under the control of the Loxone system.



We have also developed a unique synchronization module between vacation rental platforms (Airbnb, Booking.com, Abritel, etc.) and Loxone automation systems. This system automatically records access codes and stay dates, activates the water, water heater, and air conditioning before arrival, and even facilitates the work of our maintenance agent. When she enters with her badge, everything is activated: music, water, water heater, and air conditioning.



When tenants leave, the lights turn off, the water is shut off, and opening sensors located on doors and windows ensure that everything is properly closed. Even Wi-Fi access is personalized for each stay, offering the ability to stream music to the AirPlay terminals of each accommodation's stereo system.
