Appartamento Smart

An apartment in a condominium building in Cremona, which has undergone a complete renovation involving significant structural work. Heating is provided by a centralized radiator system, with operating hours and seasonal schedules determined by the condominium association, while cooling and supplementary heating are handled by five Mitsubishi split-unit air conditioners. The owners wanted a single, easy-to-use system to control lighting, shading, climate, audio, and security—a system also capable of managing limited electrical power capacity to prevent the main circuit breaker from tripping.

The renovation allowed us to wire the entire house using the Loxone Tree system, supplemented by Loxone Air technology where needed.

Here is what we implemented:

Lighting: Indirect light coves in the suspended ceilings, pendant LEDs over the dining table, spotlights, and ceiling lights are all controlled via lighting scenes, dynamic white light, and presence detection.

Climate Control: Thermal actuators on the radiators, combined with "Intelligent Room Control" in every space, follow the schedule of the building’s central heating system. When the central heating is off—or if cooling is required—the system automatically switches to the split-unit air conditioners, integrated via AC Control Air.

Energy Management: Using Tree energy meters, the system manages electrical loads by disconnecting non-essential appliances (such as the water heater, washing machine, dryer, or air conditioning units) before the main circuit breaker trips. Energy consumption is also tracked on a room-by-room basis.

Comfort and Security: The setup includes automated shading, wireless speakers that provide voice alerts if windows are left open, as well as flood sensors and an anti-theft alarm system.

A triple-click on the touch-sensitive switch at the entrance sets the entire house to "Away" mode—turning off all lights and lowering the blinds.
