In order to enable synergies such as weather information, alarm functions and also the visualization of energy consumption, the Loxone Tree was chosen for communication as a network between the mini servers. In order to be able to display access in compliance with data protection regulations, the intercom was connected to the central mini server in the building via the network. The individual apartments can be selected directly using the Touch Flex. The image and sound are forwarded to the individual apartments via the Loxone Trust. The doorbell signal is passed directly to the apartment via the Tree intercommunication.
In this way, the energy consumption of the individual apartments is also collected centrally and made available to the landlord for billing. The consumption of the individual apartments is also visualized for the residents in real time. Intelligent electricity meters were installed for this purpose. Pulse meters were installed for water and heat, which are read into the Loxone system via a digital input.
The miniservers of the individual apartments decentrally control functions such as lighting, shading using Geiger Air motors, as well as heating and individual room control in the apartments. The residents who have since moved in were able to express their individual wishes during the construction phase, which we were able to implement directly in consultation with the builders. This resulted in 8 individual smart apartments that meet the residents' requirements. In the basement, for example, the focus is on support functions for older residents, while in other apartments more attention was paid to comfortable lighting scenes or an audio system.
Outside, some parking spaces were equipped with Loxone wall boxes. The central miniserver also handles intelligent and dynamic load management here. In addition, intelligent charging management for surplus charging has already been implemented. This can be activated as soon as a PV system has been installed for the entire building. Combined with a tenant electricity model for the direct sale of the PV electricity produced to the residents, this creates new business models for the operator. In addition, error messages from the wood chip heating system are sent directly to the operator.
