Challenge

Mörwald Manor in Fels am Wagram, Austria combines upscale gastronomy, stylish accommodation and special event rooms in an ensemble with history. As part of the comprehensive remodelling, the aim was to ensure maximum comfort for guests and staff. Technically, a modern and efficient control system was to be realised without disturbing the special architecture and atmosphere of the building. The requirements ranged from flexible lighting and shading control to precise regulation of heating and cooling and the seamless integration of audio technology. A modern access solution and the option to connect to the existing “gms-Felix” booking system at a later date were also desired. In the hotel sector in particular, the focus was on maximum reliability and intuitive operability - with a high degree of design freedom in the rooms at the same time.

Solution

The entire building automation system was realised with Loxone. At the heart of the installation are 24 Miniserver Compact units, with each of the 13 hotel rooms having its own Miniserver. This ensures stable and independent operation for each unit.



The lighting is controlled via DALI, which enables individualised and atmospheric lighting in all areas. Shading includes blinds, Silent Gliss electric curtains and Velux skylights, which have been integrated into the system and can be controlled automatically depending on daylight, temperature and usage.



For audio playback, Loxone speakers were used in the Master-Client network to provide discreet background sound. Access to the rooms and areas is controlled via the NFC Code Touch, which is easy to use and has a modern design. In addition, the user management system regulates exactly which person is granted access when and at which door - whether hotel guest, employee or conference visitor.



The temperature is controlled via Valve Actuator Trees, which control radiators, underfloor heating and fan coils. The system is operated via individually configured Touch Pure Flex - preconfigured to suit each room. In the conference rooms, for example, there is a special ‘Service’ button on the Touch, which can be used to notify employees immediately if a service person is required in a room.



The status messages from the fire alarm system, the PV system and the emergency lighting are also visualised in the system and can be monitored centrally. A connection to the GMS-Felix booking system is also planned, so that in future the right room climate can be automatically created in each room before arrival.



The project thus combines classic elegance with technical sophistication - for a consistently comfortable and efficient guest experience.

The rooms in the manor house are used in very different ways - for example, the gallery is sometimes used as a meeting room, sometimes as the living room of the Deluxe Suite or as a workshop room for cookery courses. Thanks to Loxone, all these different requirements can be realised flexibly and easily.
