Challenge
From the very beginning, it was clear for architect and building owner, Torsten Michelmann, that his latest project, the LUV8, would be fully automated. The universal applicability of Loxone building automation was once again proven here. In addition to the visual appearance, the concept of sustainability and global climate protection was also important to the building owner.
The LUV8 is more than just a building of extraordinary architecture. It's home to the Loxone Basecamp Isernhagen, as well as a Loxone showroom. Solution
On an area of 3,350 m², seven Miniservers look after building automation. LUV8 houses an underground car park, bistro and five offices spread over four floors. To control and monitor the building as a whole, the Loxone Partner relied on the Gateway-Client network. While the building owner knows that his investment is safe, automation controls can be set and implemented individually for each office. Integration between the heat pump, the ventilation system, the photovoltaic system and the smart blinds was realised. Certain areas of the building are supplied with electricity produced in-house. By means of an integrated PV system and battery storage, the perfect building energy management system was created.
Access to the building is a security-relevant issue. Each user should only have access to their respective areas. This can be easily implemented with electronic door locks and the automated control of the underground parking garage door, as well as by using the NFC Code Touch and the NFC Smart Tags. Guests can ring the bell for each respective rental unit via the Intercom XL.
With the alarm siren, reed contacts in the windows and motion detectors all integrated with Loxone, the building is monitored for unauthorized guests during the absence of staff. For safety and security when the building is occupied, smoke detectors and Water Sensors provide immediate alarm notifications if needed.

As a Loxone Partner for many years, I have already implemented numerous projects - also in the commercial sector. The larger a project, the more complex the requirements. I fully relied on Loxone here because I can keep the structure flexible. If the customer has a special request, I can use the openness of the system. For the LUV8, for example, we have automated a ramp heating system. With other systems, you reach the limits here.
