Office and warehouse complex

The facility comprises five buildings, each with six office zones and twenty independent warehouse zones. The main goal of the project was to implement a central LOXONE automation system, ensuring full control over utility consumption and key facility functions.

The implemented system enables remote, precise measurement and monitoring of electricity, heat, and water consumption for each zone and individual room, enabling ongoing data analysis, optimization of operating costs, and easy tenant billing.

In addition, intelligent outdoor lighting control was implemented, adapted to the facility's schedules and operating conditions, resulting in increased security and reduced energy consumption.

The system also includes gate control and access control to the office areas, ensuring safe and convenient traffic management and user access. All functions are integrated into a single platform, accessible locally and remotely via the LOXONE app.

The project was implemented using a LOXONE automation system, providing central management of utilities and facility functions. Electricity consumption was measured using 28 three-phase LOXONE Energy Meters 3-Phase, five in each of the five buildings, enabling zone-based energy monitoring and precise billing. BMETERS heat and water meters were read using the LOXONE M-Bus Extension, integrating all utilities into a single system. Outdoor lighting was controlled via 24V contactors, managed by a LOXONE 24V RGBW Dimmer, enabling operation based on schedules and scenes. Access to the office areas was controlled using LOXONE NFC Touch readers, ensuring secure and convenient access management.
