Challenge

We generate our own electricity with our solar modules. However, we have noticed that this energy is not always used at the optimal time. During sunny hours, electricity is often fed into the grid, while various consumers are active in the background. These include the pool's filter pumps, ventilation systems, and saunas, which maintain their temperature. These devices form our constant base load, which also exists at night.



During peak times, many systems run simultaneously. Heat pumps start up, sauna heaters and steam generators require energy, ventilation operates at full capacity, and vehicles charge at the charging stations. This simultaneous operation leads to high power peaks and thus to rising costs. Our goal is to use our own photovoltaic system more efficiently, reduce the base load, and avoid peak loads without compromising the comfort of our guests in the wellness area, pool, or restaurant.

Solution

S - Screening (historical insights)

We begin with an analysis of previous energy consumption and PV entries. This allows us to identify patterns: when is the base load highest, where do peaks occur, and at what times do the PV modules generate the most energy? This evaluation serves as the basis for the key performance indicators, including a 20% reduction in base load within 90 days, a 20 kW reduction in peak load, and an increase in self-consumption to a maximum.



L - Local insights (EMS & submetering)

For detailed evaluation, we install an energy management system (EMS) and record every major consumer such as heat pumps, ventilation units, filter pumps, saunas, steam baths, and relevant consumers in the hospitality industry. Submetering and clear dashboards show which devices are permanently active and which start up simultaneously. This allows silent consumers and simultaneous load peaks to be reliably identified and specifically optimized.



I - Integration (LOXONE control)

The entire system is controlled centrally via LOXONE. All devices and zones are connected to each other via the Miniserver Go and Miniserver Compact. Communication runs via Modbus Air, while Smart Sockets handle intelligent switching and Energy Meter Tree enables precise energy measurement.

The next step is to define rules and priorities. Large consumers such as heat pumps, saunas, and filters do not start at the same time in order to avoid peak loads. Time slots and setpoint shifts for ventilation and air conditioning ensure additional efficiency. At the same time, energy consumption is specifically shifted to times of high solar radiation, while the base load is automatically reduced at night and outside peak times.



M - Monitoring (key figures & alarms)

The energy management system displays the current base load between midnight and 5 a.m., the peak power, and the PV self-consumption in real time. Notifications are sent automatically in the event of deviations so that targeted adjustments can be made immediately.



M - Management (Administration & Support)

All control rules are continuously managed and adjusted to the seasons and the utilization of the building. Changes are implemented in a controlled manner to ensure smooth operation.



R - Revision (results & follow-up)

We review the results at regular intervals. This involves assessing whether the base load has been reduced by 20% and the peak load by 20kW, and where PV self-consumption can be further increased. On this basis, we continuously optimize the control system and plan possible expansions.



Goals:

The base load is reduced through intelligent switching of pumps, filters, sauna, and ventilation. At the same time, load peaks are avoided through coordinated control and PV self-consumption is increased through the targeted use of sunny hours. The result is significant savings on the electricity bill, while guests enjoy the usual comfort in the wellness area, pool, and restaurant without restriction.

We coordinate the control of heat pumps, saunas, ventilation, and filtration. Baseload reduction, peaks under control, and maximum utilization of PV.
