City villa

This project required the implementation of a modern, future-proof building automation system that intelligently integrates all technical trades.





Two key requirements were paramount:





1. Cross-trade integration


• Lighting (DALI with central scene control)


• Automatic shading (sun position and weather dependent)


• Room-by-room temperature control (energy-optimized)


• Window and door monitoring


• Multi-room audio


• Door communication





2. Architectural requirement


• Use of the open KNX standard as a robust, manufacturer-independent field level


• No traditional KNX installation with separate logic and visualization levels


• Goal: A seamless, integrated system with central intelligence

The implementation was achieved with a clearly LOXONE centric system architecture combined with the open KNX standard.





Central control platform: LOXONE Miniserver





The Miniserver acts as the central intelligence, handling:





• Automation logic


• Visualization via app


• Intelligent scene control


• Security logic


• Remote access & user management





Implemented functions:





Lighting – DALI integrated


- Central lighting control including scenes, automation, presence logic, and visualization.





Shading – intelligent & automatic


- Sun position and weather-dependent control with energy optimization.





Indoor climate – zone-controlled


- Individual temperature zones with intelligent heating/cooling strategy.





Window & door contacts


- Status display, security logic, and automation integration.





Multiroom audio with the LOXONE Audio Server


- Central audio control with scene integration and app operation.





Door communication with DoorBird





- IP-based solution including full integration into the LOXONE system (live image, doorbell, door opening, push notification).
