Residential complex near Brno
Challenge
20 passive houses form a quiet neighbourhood near the vibrant city of Brno. Each of these semi-detached homes was meticulously designed to include two residential homes that spread across one floor above ground and a spacious living loft.This project not only puts convenient comfort first but also demonstrates a strong commitment to sustainability and energy efficiency. What was originally intended to be a collection of 20 houses with an energy performance of 100 kWh/square metre/year has been transformed into an efficient passive complex through the combined efforts of Evora and the responsible approach of the owners, Vasstav Ltd. The total energy consumption was significantly reduced to the extremely low level of 15 kWh/m2/year. This project is an illustration of how innovation and adaptability can significantly change the methods of traditional housing. The result is a neighbourhood that's not only energy efficient but also a great example of environmentally friendly housing for future generations. This residential complex represents a fusion of peaceful rural living with modern technology that promotes convenient comfort and a sustainable lifestyle.
Solution
The temperature sensors integrated in the Touch Tree switches play a crucial role by providing information for the intelligent control of both the compact PKOM4 unit and the heating panels in the walls and ceiling, as well as the automates shading that relies on smart blinds. These react to current weather conditions thanks to the Loxone Weather Station, which can reliably determine current and future weather conditions and adapt the entire system accordingly. In addition, residents can set "day mode" and "night mode", which ensures perfectly comfortable and energy-efficient operation.The safety and security functions in the houses consist of the NFC Code Touch keypad by the entrance, the integrated alarm and siren, and motion sensors located throughout the house and sensors on the windows. Electronic locks ensure the safe opening of doors and garage doors.
Monitoring energy consumption is an essential element that helps with optimising usage. When residents are travelling or on vacation, they can be notified of any unexpected increase in consumption. The Loxone intelligent energy management gives a full overview of usage and allows for quick reactions to any unusual changes.
The smart homes are also equipped with safety functions: the Smoke Detector Air has optical and temperature detection, and the Water Sensor Air devices monitor escapes of water. No matter where the residents are, with the remote management the Loxone App provides they are always in control of their home.
Lighting and sound systems are key elements of the homes' sophisticated technology. The lighting offers a wide range of settings - from regulating the light intensity, where residents can dim or increase the light as needed, to adjusting the chromaticity according to personal preferences. For example, a light value of 5000-6000 Kelvin can be set for daytime and switch to warmer shades near 3000 Kelvin in the evening. Everything is fully adjustable, and it's easy to switch between selected lighting moods, for example between three pre-programmed favourites.
