HIGHLIGHT

Challenge

The challenge in the Riedwiese project (consisting of 20 residential units) was to be able to control, manage and visualise everything with one system and one app.
The focus here is on the intelligent networking of a PV system (110kWp), 10 Wallboxes with up to 11kW charging power each, a high-energy storage device from Tesvolt
with 152kWh capacity, and the building's own installation (IR heating, instantaneous water heater and lighting).
Due to the connection of 100kW, load management has the highest priority, because the system must not be overloaded at any time.
A special feature of the project is the electricity tariff, which uses the current exchange electricity price both for purchase and for feed-in.
The electricity price, which changes every 15 minutes, is evaluated by the system and the energy consumption is regulated accordingly.
For example, at times when energy is cheap, the battery is charged with 65kW of power
and releases the energy from storage for home consumption at high-priced times.
The Wallboxes are also only activated automatically when the electricity prices are low.
Of course, the comprehensive system also considers the solar surplus from the PV system, but we're is thinking one step ahead:
"If the feed-in tariff is higher than the purchase price, the energy will be drawn from the grid for the house, storage and the Wallboxes."

Solution

In this project, we solved everything using Loxone components.
The consistent use of Loxone products in all areas enables our customer to use a Miniserver as a Trust master.
All the necessary settings for access management and user authorisation can be adjusted here, it allows the client to observe the energy flow,
the meter readings and the current performance of the apartments can be viewed and, if necessary, charging and discharging of the electricity storage device can also be specified.
The tenants have access to the Miniserver of their respective residential unit and can set up their individual settings there.
The rooms are monitored using Loxone Presence Detectors and Window Handle Airs. This ensures maximum energy efficiency for the decentralized
Leaf ventilation system and the infrared heating system.
As an additional safety and security feature, we have equipped all hallways of the residential units, the stairwell and the technical rooms with Loxone Smoke Detector Airs and Water Sensors.
Security-relevant messages are evaluated centrally and then shared with the residential units' Miniservers via the Trust-Master.

Loxone is the only system we know of that can meet such a requirement.
