Vacation Home with LOXONE

The owner of a vacation home in Bournemouth wanted to comprehensively modernize his existing property and equip it with smart building automation. The goal was to significantly improve comfort, security, energy efficiency, and user-friendliness—without extensive renovation work or long downtimes.

The particular challenge was to integrate all systems—including lighting, shading, heating, air conditioning, audio, access control, and security—into an existing building. At the same time, the entire retrofit had to be completed in the shortest possible time so as not to disrupt the use of the vacation home.

Using LOXONE, the vacation home was transformed into a fully connected smart home in just a single day. Lighting, shading, indoor climate, audio, access, and security were consolidated into a central platform and intelligently linked together.

LOXONE RGBW spotlights and additional ambient lighting were used for the lighting system. Motion sensors automatically control the lighting while also performing security functions. Climate control is based on temperature and humidity sensors, which work together with smart actuators to ensure a comfortable indoor climate. The automatic shading system works directly with the climate control system to reduce heat gain from sunlight.

Another highlight is the integrated multi-room audio system. Residents and guests can play music throughout the entire building via AirPlay, Spotify, internet radio, or the TV. The audio system is also linked to the door intercom and the security system.


For maximum security, a LOXONE Intercom with NFC Code Touch was installed. Time-limited access codes allow for convenient management of guests and vacation home users. In addition, water sensors monitor the building and automatically shut off the main water supply if a leak is detected, while simultaneously sending a notification to the owner.

All functions can be controlled centrally via the LOXONE app.
